Seriously, Why Should Lenders Stop Foreclosure – Its a Money Maker?

0
what is a home equity loan

It has been stated in a variety of newspapers over the past few years that the fees added on to foreclosure are very profitable to the lender. There have been thousands upon thousands of complaints from homeowners where they have suffered for months waiting for loan mods. Often when they started their request to receive a loan mod, they were not even in foreclosure. Yet by the time the lender finally got their loan modification completed, they were in foreclosure and had to pay off as a part of the loan mod agreement all the foreclosure fees as well as many other fees. Lenders have scammed thousands of people who never needed to be in foreclosure out of dollars now mounting in the millions.

Today, many homeowners contact Tila Solutions looking for a solution to get their lender to stop disqualifying them and stop the foreclosure process on them. Through the use of Forensic Loan Audits, Tila Solutions has been very instrumental in helping these homeowners. You can find out more about Forensic Loan audits and predatory loans at tila-now.com.

Even so, there are thousands of people who do not understand how lenders make money off the foreclosure process. Here is an excerpt from a FAQ section of a foreclosure website that may shed some light on this:

“Who pays the foreclosure fee and costs?
If the borrower brings the loan current or pays it off, the borrower is responsible to the lender for the foreclosure fee and costs.”

“ . . .If the property is sold to an outside bidder at the foreclosure auction, the foreclosure expenses will be paid by the bidder.”
You may wonder if this is a new trend. Perhaps this post from a distressed homeowner trying to pay off foreclosure in 2006 will help you to see how this is not a new money maker for lenders:

“HELP!! Foreclosure Fees? Posted by Brad on October 10, 2006, at 08:46:51:

“We are currently 4 months behind on the mortgage. My house is in foreclosure and scheduled to sell on November 7th. I have been trying to work with the mortgage company to salvage the house. I sent in everything asked of me two weeks ago and called every day (sometimes up to three times per day) last week leaving messages for my work out an agent to call me on my cell rather than the home since I work. I FINALLY got a hold of her yesterday, and she said that since she could not talk to me last week, the matter had been closed out, and the original late fees of $400 had now jumped to $1200, and they would again jump this Wednesday. . . .”

“Just got the agreement papers to sign today and the fees have gone up an additional $500 from what they told me they would agree to yesterday. They want 2 months mortgage today and the rest ($576) extra over the next 9 months.”

In 2007, foreclosure fees were being scrutinized, and it was discovered that as many as half the loans in chapter 13, bankruptcy had questionable foreclosure fees. You can see this for yourself with this New York Times Article: http://www.nytimes.com/2007/11/06/business/06mortgage.html

That was then, and this is now: CNN Money reported that Bank of America would have to pay out 108 million dollars to settle claims that Countrywide charged homeowners inflated foreclosure fees.

So the next time you hear that your lender will modify your loan free of charge, just remember that they don’t. The trend appears to be to keep your loan mod extending month after month, while they rack up foreclosure fees. If you do get approved for a loan mod, do miss the point that the foreclosure fees are being added to your principal balance, and you will be paying them off at a “reduced interest rate” for the next two or three decades.

There are again, thousands of reports on file of Lenders convincing people that they have no rights and that they can count on the lender for help (you know the ones suing you). Saddest of all are the stories of homeowners who lost their homes because they believed their lenders when they convinced them that they did not need professional help. So often, those foreclosures could have been stopped.

Homeowners would be wise to listen to these words from this 13-year-old boy because he is right. (His post comes from a comment made to the CNN Money News article of June 18, 2010, entitled Foreclosure tricks cost Countrywide $108 million – his typos have purposely not been corrected.) You may recall that this was the settlement fee that Bank of America will have to pay out to victims of Countrywide’s inflated foreclosure fee practices:

“Matthew Hutchinson Jun 18
“The reason they are able to add all these extra fees is due to them counting on people either being scared, in shock or just plain stupid. They try to take advantage of the publics ignorance on these matters, and they are counting all that extra ill-gotten money cause they are hoping the people being foreclosed on are dumb as dirt!
“I am 13 and see that it is not right to rip off people that way, but if we did that to them in any way we would go to jail! No justice at all, unless your rich and in charge!”

Do I Need a Forensic Loan Audit to Help Stop Foreclosure?

0
what is a home equity loan

A Forensic Loan Review or Forensic Loan Audit, sometimes also called a Mortgage Audit is a thorough investigation of the loan that the bank gave you. This audit is done to locate all the Federal Laws that were violated by your bank when they created the loan they offered to you or your broker for you.

Tila Solutions is an Audit Company. They investigate loans given by the banks to determine if the bank violated any of the federal laws that protect the homeowners. Ultimately, if you have a predatory loan, you will need a Forensic Loan Audit. If you feel that the lenders mislead you, withheld information from you, rushed you or possibly gave you a loan that could contain fraud then you will want to get your loan investigated.
Tila Solutions Examiners work with the Federal Laws that protect you as a borrower. Probably when you signed the loan documents you heard or saw the reference to TILA, RESPA, HOEPA, and ECOA. Those laws were passed to help prevent you from getting a loan that you won’t be able to pay back, which is often known as a predatory loan. They are also supposed to ensure that you understand the loan.

Tila Examiners also look for fraud, and they investigate the loan to see if it complies with other federal regulating bodies and their guidelines. The fraud they look for is fraud committed by the banks – and their investigations have shown that the banks committed much fraud over the past decade!

When homeowners get turned down by the bank for a loan modification, a forensic loan audit is the critical first step to turning that around. Banks are not in the business of helping people; they are in the business of making money. The bank is not interested in giving you a lower payment, because you are experiencing hard times. They are only interested in seeing the loan they gave you “perform.”

In many cases, the bank calculations will show that they can make more money or experience less risk (or both) if they do not give you a loan modification. Normally that means you will be in foreclosure and losing your home. The Forensic Loan Audit is your most powerful weapon to show that a foreclosure is no longer a money-making option for the bank.

A performing loan is a loan that has a monthly payment coming in on time. The bank gets a nice profit for very little risk. This is all they want, and sadly, if you are not going to give them their money, then the bank will calculate the risk of modifying your loan against other methods of making money.

And that is why you need to get Tila Solutions to conduct a full forensic loan audit for you. Simply put the bank loses much of its power and ability to travel down other money-making avenues if the loan contains federal violations of TILA, RESPA, HOEPA, ECOA or if fraud is found when the investigation is done. Tila Examiners will meticulously go through your loan looking for all the federal violations.

This is very important: Once the Forensic Loan Review is completed, something effective must be done with it. Lenders actually tell homeowners it makes no difference (doesn’t it remind you of a criminal pointing out that the police won’t stop him) but doesn’t believe it for a minute. That is why Tila Solutions offers a free service to help negotiate on your behalf. The Lenders push borrowers around and mislead them all the time. Tila Solutions Negotiators will work on your behalf to make sure that you get your loan modification.

Tila Solutions has a homeowner hotline that you can call. Their consultants can help you identify if you have a predatory loan. They can help you determine if your loan is in need of a Forensic Loan Audit.

You should contact a Tila Consultant if you have been turned down for a loan mod, or if you are nearing or are in foreclosure. Tila Consultants can help people who are current on your loans or those with investment properties. A Forensic Loan Audit helps with these types of loans.

Forensic Loan Audits Save Homes

Are you still wondering if you should trust the bank’s promise to give you that loan mod?  Are you still trying to decide if it is time you got a forensic loan audit?  No matter what, the facts speak for themselves.  What are the facts of your loan?  How can those facts help save your home?

Despite government intervention, people continue to churn and burn while desperately hoping for a Loan Mod, while thousands report abusive, deceiving, unfair, and inept practices in the Loan Mod Departments.  Foreclosure statistics are still on the rise — they are moving along seamlessly. However, those departments are adequately staffed.

Lenders, bankers, news media – and even government officials warn you away from seeking professional services to help you save your financial life and your home. . .   Why?

The clue lies here in a video recently released on the web – you probably saw it.  In summary, it states that IndyMac makes more money foreclosing, short selling, and collecting from the FDIC than they do modify loans.

Some allege that the deal has been made with other banks who bought out failing loans, such as Bank of America, Chase, and Wells Fargo too.  As news of the Goldman Sachs Investigation hits the papers (banks put people into failing loans purposely so they could clean up on the stock market when they failed).  Bankers scammed homeowners.
Tila Solutions personnel hear from homeowners daily how they are being forced into foreclosure or short sale by their banks.  This strongly suggests that the findings in this video may have merit.

The money is in foreclosure and short sales. Loan Mods are not profitable, and the professionals that could and do help are often maligned. (Companies like Tila Solutions are cutting into the bank profits when they save homes).  It makes sense really because bankers are not in the business of helping people, they in the business of money-making.

Tila Solutions is in the business of providing forensic loan audits, and helping homeowners save their homes. That’s got to wreck those bank profits in the foreclosure and short sale departments!

But, how did we end up as a nation in foreclosure?  Who did it?  More importantly, who scammed you originally, and who is still scamming you now?  Read on.

It started in the late ’90s:  a 1999 Orlando Sentinel article states, – In a move that could provide stronger consumer protections for more than 1 million new home buyers a year, the federal government plans to take a novel, get-tough approach with lenders: It’s going to hold thousands of banks and mortgage companies directly responsible for the number of home buyers they finance who fall into default or foreclosure within the first 24 months after loan closing. (gotta wonder what the heck happened, don’t you?)

Over the past decade, estimates are as high as 80% of the loans issued by banks contain federal violations and are predatory loans.  Now there’s a huge contributing factor to escalating foreclosures and bankruptcies over the past five years!  (Tila Solutions has still not investigated a loan that did not contain numerous violations!)

And how many banks issued predatory loans that they then collected that federal mortgage insurance on after they foreclosed on the homeowner (and so often the homeowner didn’t know he had been foreclosed upon – he thought he was getting a loan mod). Tila hears from and helps these homeowners every day.

How about WaMu – once touted as the nation’s largest bank (they’re out of business now)

Seattle Times reported in October of 2009, that the fallout from the ‘biggest banking collapse in U.S. history shows no sign of ending soon.”  What fallout?  It’s all those lawsuits and federal investigations alleging securities fraud “whether fraud played a role in WaMu’s collapse,” and bankruptcy.

Of course, WaMu was shut down by the FDIC, and Chase was forced to buy their failing loans. Of course, Tila Solutions gets hundreds of calls from homeowners, desperate to stop Chase from foreclosing on their WaMu loans – you know those loans they produced that now has them being investigated for fraud and securities violations (back to issuing loans designed to fail for the benefit of the stock market, are we?)

Today, Chase is servicing all those loans.  Still burning and churning in Chase’s Loan Mod Department – listening to their recording which says, “we will modify your loan for free” while hoping to hear from a customer service rep that you don’t have to fax your tax return for the 20th time, or fearing that you will hear that since you didn’t, you will now be foreclosed upon.

Or are you one of the more recent statistics – a person who thought they were getting a loan mod (for free) even made all your trial mod payments, and then received your auction date in the mail? They may claim to modify your loan for free – but rest assured they charged YOU several thousand dollars to foreclose on you.

Why on earth wouldn’t you get Tila Solutions to investigate and negotiate for you? The bank hired a professional to foreclose on you.

Many homeowners still, to this day, appear to put their faith in the banks – but would they have if our government’s efforts to stop the bank scams had made a much bigger media splash?

Summing things up then:

Can we be so bold as to assume that under the pretense of “working” to modify loans, they are taking homes in record numbers?  Tila sees the rising foreclosure statistics as a strong indication that this is the case.

Why is there no steady onslaught of media reports on this? How is bilking homeowners out of thousands of dollars in trial mod payments before their homes are foreclosed upon not a scam?  Tila Solutions helps homeowners stop these actions daily.

In an article in the March 4th, 2010, Orlando Sentinel, we see that Bank of America carries the lowest scores for loan mods:  “The lender, one of the nation’s biggest banks, holds more than a million mortgages that are months behind on their payments — twice as many defaulting home loans as any other lender in the country. But it has given permanent mortgage modifications to only about 1 percent of those borrowers — one of the lowest rates among lenders nationally.”

Unless the homeowner stops “listening to what the banks say” and starts reading the lawsuits the banks are passing out like lollipops when you make a deposit, the foreclosures are going to just keep on multiplying.  It is time to stop thinking the bank is going to help you.  It is time to start helping yourself.

Investigations have resulted in fraud and federal violations being found and addressed – albeit not adequately by our government, but even they cannot ignore them. Thus, one can surmise that when federal violations and fraud are found doors have opened – at any level.

Tila Solutions finds these violations, and doors open – no matter how the lenders may wish to deny it.  TILA, RESPA, HOEPA, ECOA, and Fraud violations when finding in open loan doors and save homes.

Do yourself a favor and contact Tila Solutions. Take matters into your own hands.  Just remember this:  The bank wants your money and your home.  Get a Forensic Loan Audit and let the people at Tila negotiate new terms for you with the bank.

Creating the Right Environment

0
what is motivation

No man is an island. You have probably heard this saying at one time or another. It may be such a cliché, but it is true. Every person, no matter how introverted, still reacts with others. The truth is, every person cannot just live alone, no matter what he does. And because people interact with others, these people around him affect what kind of person he is. In fact, the whole environment of a person has an effect on his character. But mostly though, its the other people around that influence the character of each individual.

Unfortunately, bad things can come out of this. If a child grows in a sleazy neighborhood, chances are that child will grow to be up to no good. This is not a generalization, though, but it is a most likely situation. If a person works in a highly stressful environment, chances are he or she will be irritable and snappish. Fortunate are those who live in a warm and loving environment.

This does not mean though that if you live in a not-so-ideal environment, you cannot do something about it. If you really want to be happy in life, work towards creating the right environment. Know the
people you interact with. Improve your inner strength by recognizing those people that bring you down and stay away from them. If they make you behave badly and against your beliefs, try reaching out and make them see the harm of their actions. But if you cannot help, then you better stay clear of them before you cast away your morals entirely.

Friends are important aspects of life. However, if they hurt you or make you do things that hurt others, then they are not really your friends, are they? Friends are there to help you, as you would help them. They are there to share with the fun but also with the pains and challenges. If they desert you during hard times, then they are not worth your attention.

Creating the right environment does not only mean having the right company. It also includes having the right space. Take your house, for example. If it is messy, smelly, and disorderly in general, some negativity will surely affect your character. But as mentioned, there are things you can do to remedy this. Make sure you live in a clean environment, in a space where it is healthy both for the body and mind. If your work is seriously bothering you, then do your best to make that environment good for you. If that would not work, then maybe you should seriously consider finding another workplace.

But probably the most important point here is that creating the right environment starts with one’s self. Be a person that is good towards others because you too are an influence for other people. Believe in
yourself and be positive. Life is not that bad, and it would be even better if you do your best to make it so. Create the right environment!

How Online Reputation Can Be Whacked Overnight?

Online Reputation

What is Online Reputation?

Reputation is a part of the identity of an entity (person, business, site, organization, brand) which sets it apart from other entities. Reputation, in general, is the long term impression of an identity with which society perceives that establishment or individual.

Online reputation refers to how one is viewed in online circles as a whole. Attributes like social behavior, cooperation, coordination, compliance, attitude, views mostly influence the entities reputation.

Online reputation and embarrassments

Since the beginning of the 21st century, the Internet has become more accessible to the public. Due to this every word we say, every view we have and every action we take is scrutinized by people we do know, and if it goes out of control, by people, we don’t know via tweets, messages, posts, etc. Losing control over our privacy is where the seed of downslide of our online reputation is sown.

So how exactly is our online reputation ruined?

We always have some moments which we wouldn’t want to be exposed online. Be it an embarrassing drunken video of us, or an online argument or photos, messages, comments we post online which we are not very proud of. These contents create both favorable and unfavorable impressions of us to different people, which affects our reputation in the long term.

Facebook, Twitter, Pinterest, and Google+ are various social networking sites where we share everything, but there are certain things which we would probably not want to go public. We can prevent ourselves from putting them up online, but we can’t control others from posting. Like friends posting weird pictures or videos of us, our ex posting love letters we gave them and sometimes even hate posts against us. Sure we can report against them, but by then our reputation already lies in tatters. Some people even make it their agenda to destroy our reputation and don’t stop until they achieve it.

However, all this is preventable by keeping a clean image and by limiting our online exposure. Most of the other times, we ourselves are the reason for our undoing by-

Being over-opinionated– Sure, we all must have our own opinions, which probably might defer from others. But sometimes it’s a good idea to keep them to ourselves, especially in matters which don’t concern us. Our opinions may cause people to think we’re arrogant and in most cases, give us the tag of being opinionated.

Posting controversial photos/posts – Posting inflammatory photos like burning flags or of cruelty towards animals, photos of us which we might later regret, distasteful or racist posts or hateful comments is a strict no-no. These things leave such a digital footprint that people might view them even after they are deleted.

Spamming– No one, absolutely NO one likes spams. Never send spams.

Living our lives online– Starting and ending relationships online, letting people know each and everything that happens in our lives, posting personal stuff and being online just about the whole day doesn’t really plant a good image of us in people’s minds.

Being Socially Awkward– If you don’t know how to behave or talk to people, please just shut up. No one likes abusers, flirts, or stalkers. Sending friend request randomly, flirting with strangers, and hurling out abuses is definitely not the way to go.

Not respecting opinions of consumers– The Internet has made it very easy for consumers to make their frustrations known. Even one unhappy consumer can destroy a companies reputation. So brands have to be very careful with the service they provide.

Brand Ambassadors kicking up a storm– People perceive the image of a brand the way they perceive it’s brand ambassadors. So if your ambassador is Tiger Woods, Lance Armstrong or any such controversial individual…..Good Luck!

All said and done, our online reputation today defines who we are and how we are perceived. Some companies check the online background of people before hiring them. Negative reviews of a company affect its sales. So it’s important for people and brands to maintain a clean image. Management companies and online websites are there which help people maintain it. So next time you do anything….think. The world is watching.

How to Close More Internet-Based Leads Over the Phone

0
Website Design

It’s a great feeling when your current online marketing campaign begins to bear fruit, and the phone starts to ring. But it’s how you act after you answer the phone that could spell the difference between a closed lead and a lost opportunity. The following will take you through a typical call beginning to end, with the end result being a closed lead. If you’re waiting for your online marketing campaign to produce results or if it already has and you have a phone-close-rate of little-to-none, the following should help. Here is exactly what do the next time someone calls after finding your business on the Internet.

Pick Up and Smile

It sounds frivolous, but if you’re having a bad day and your caller manages to feel your bad mood over the phone, the person is not going to have a very good or memorable experience.

On the other hand, if you can manage to smile – even if you have to fake it – the person will hear that smile over the phone, and the conversation will automatically turn positive.

In order to keep the positivity flowing, immediately ask for the person’s name and use their name throughout the call. People love the sound of their own voice and hearing their name several times (don’t overdo it) will be music to their ears.

For best results, keep a ‘lead form’ next to the phone that reminds you to smile and that includes a space for the person’s name, much like the following.

Ex. #1: Answer the Call With a Smile and Immediately Get the Person’s Name

Caller’s Name: ________________________________

Keep the Phone Conversation Short

The typical phone call that comes into your office should last no more than three-to-five minutes. More than that and you may give your customer second thoughts on taking action.

That’s what you don’t want.

Instead, you will want to take control of the call and guide the person directly into an appointment. Here is how it’s done.

Frequently Asked Questions

Underneath the space for the caller’s name, you may want to list up to six questions that people commonly ask. Because, let’s face it, most callers will say something to the effect of, “I have a question for you.”

Ideally, you’ll want to provide a list of FAQs on your website. The more information you can provide to your customers externally – via your website, social media, or offline marketing methods – the more targeted and ready-to-take-action your prospect will be.

Even still, keep the answers to commonly asked questions ready just in case your customer asks for them. It’s better to do that than to say, “Hang on,” and then yell across the office for the answer; or worse, put the person on hold.

Ex #2: Common Questions that Callers Might Ask

1. What Payments Do You Accept? We accept cash, check, Visa, Mastercard, and American Express for your convenience.

2. What are Your Hours of Operation? We are open Monday through Friday 10-5 and Saturday 11-4, and we’re closed on Sundays. Would you like to schedule an appointment?

ROI Tracking

One of the benefits of Internet marketing is that you can easily track your results, as long as you ask your caller how he/she heard about you. After you’ve answered the person’s question, ask them where they saw your phone number online.

Ex. #3: Find Out How the Caller Found Our Business

“How did you hear about us today?”

If the caller says, “The Internet,”: That’s great. We’ve been working very hard to make sure it’s easy to find us online. Where did you happen to see us? Was it a Google Search?

If the person gives the name of a current customer, make a note to give that customer a discount or at least a thank you!

Guide the Call and Convert

Don’t let the customer ramble on. Again, you want to keep the call short, and you want the caller to convert by the time the call ends. You can do that by offering two appointment options, and assuming that the person is going to make an appointment.

What you don’t want to do is ask a closed question, such as, “Would you like to schedule an appointment?” That leaves the caller open to answering with a big fat NO.

Instead, offer two options. That way the caller only has two choices, and NO doesn’t even enter the equation.

You might say, “Would mornings or afternoons work better for you?” Then, offer two appointment options. Like so:

Ex. #4: Guide the Person Into An Appointment

1. “Would mornings or afternoons work better for you?”

2. Provide 2 options. (Ex. I have an opening at 3 on Wednesday or 2 on Friday. Which one do you like best?)

3. Book the appointment.

Appointment Date: _________________________ Time: ___________

Get Important Information

Even if you attempt to guide the conversation, there is a chance that the person could say no. Whether you schedule an appointment or you don’t manage to close the caller just yet, always get the person’s call-back number and email address.

Ex. #5: Get the Caller’s Information

What’s your phone number? _______________________

What about your email address? _________________________

Close the Call

You now have everything you need – you have either successfully guided the caller into an appointment, or you managed to at least gather the caller’s contact information. The latter allows you to call the person back later, which is a very good thing.

Because get this: 43% of people who call your office won’t be ready to make a commitment just yet. If you get a, “I’m not ready to commit just yet,” or a plain NO, thank the person for calling and make a note to call them back later.

You might want to find a date two weeks out so that you can call the person back, and mark it on your ‘Phone Lead’ form, like so:

Ex. #6: Schedule a Call Back

Call the person back at: ________________

A good tip is to leave a second form on your desk that you can use to make note of people’s names, phone numbers, and their call back dates so that you can keep track of your leads, and potentially close much more of them.

Now, remember, you’re not going to close everyone, and some people won’t even give you their phone number. You’re not going to get all of them, but you’ll also never get what you don’t ask for. So the next time the phone rings, get ready to change the game for the better. You’re about to show your caller exactly how a closed call is done.

5 Tips to Target Audiences That Convert

0
Digital Marketing

In the mad rush to attract audiences, many bloggers fail to realize that not every reader is of equal value. It’s true that blogs are a great way to drive traffic to your site, increase your SEO, improve customer relationships, and enable your brand to be seen as a trustworthy source of information. But it’s important to understand that even if you receive a large volume of visitors every week, that doesn’t necessarily mean you’ll receive a larger volume of quality leads. If you want to attract customers, you need to make your blog relevant, functional, and above all, tailored to your target audience. This article looks at a variety of ways you can make some simple changes that can help your blog attract the right crowd.

Optimization

If you’re creating high-quality content, odds are you’ve already spent time including several relevant keywords in your posts. However, there’s still a fair chance that your content is lacking in valuable keywords and phrases that you haven’t considered. With the aid of Google’s free AdWords tool, you can discover many of the most relevant long-tail keywords for your niche, including those that your competitors are currently targeting. Remember, the point of your content isn’t to just get tons of visitors, but to attract relevant audiences. Popular keywords might offer larger audiences, but more relevant keywords will give you the visitors that will ultimately convert.

It’s also worth remembering that it’s important to spread your keywords evenly throughout your content. It’s particularly important to place them in titles, headlines, introductions, conclusions, and meta descriptions. More is typically better, just be sure not to become guilty of keyword stuffing. Not only will that reduce the quality of your content, but Google may also end up penalizing you for it.

Blogging for Businesses vs. Consumers

For a business to consumer (B2C) content, it’s considered the best practice to focus on creating content that’s perceived as trendy and engaged with current events. Articles with shorter titles and more succinct messages generally perform better due to the relatively short attention span that you can expect of the average consumer. Images and visuals also have particularly weighted importance for B2C content, and it’s important to post at least once or twice every day.

For business to business (B2B) content, things are slightly different. Business audiences are more interested in useful content that can be immediately applied to solving a concrete problem. That means there’s a premium placed on content with relevant statistics and sources. When using images, you should prefer infographics or other data-rich media. Above all else, remember that B2B readers expect you to help them solve problems rather than simply entertain them, even if the problems you’re solving aren’t directly related to the services your brand offers.

Interlinking Your Content

The practice of interlinking content is when you connect two or more of your blog posts together. This allows you to link your new content with your older content, keeping your entire archive in circulation as relevant and productive material. When you’re selecting anchor text to pin a link on, you should prefer anchoring on keywords that you already rank well for. This is because it’s much easier to improve existing rankings than to try and rank for a totally new keyword. It’s also worth remembering that you should only interlink the same content once in any given article because search engine algorithms only count the first time a link is presented.

Image Optimization

As with any other website on the Internet, images make your content more exciting, engaging, and digestible. Large walls of text can detour readers, even if the quality of the content is very high. Research has also shown that text is more believable and trustworthy when accompanied by a professional-looking image.

To make the most of your SEO with images, be sure to name images with keyword-driven descriptions in file names, like Marketing_Tips.jpg. You should also avoid using very large images because they can result in slow download times, particularly on the mobile platform. Most people are only willing to wait four or five seconds for a page to load before giving up and trying another site. Often, all it takes is one or two large images to create those kinds of load times.

Blog Promotion

These days, the most common method for promoting a blog is with social media. However, rather than relying on one or two big networks like Facebook and Twitter, consider using as many networks as possible to promote your content. Of course, you should prefer the networks that your audience prefers, but less popular networks can still help you expand your reach considerably.

Finally, a few remarks about promoting your blog on sites like Twitter. As you probably know, whenever you publish new content, you should send out a tweet to alert your followers. What you may not know is that it’s also a good idea to schedule several posts throughout the week directing people back to that blog post. This is because the shelf life of a tweet is only a few hours. If you don’t promote the same item several times throughout the week, it’s very likely that only a tiny fragment of your total audience will ever see your promotion. Multiple promotions also give you an opportunity to test what kind of keywords and what times of day your content performs best with, which can help you reach new audiences both now and well into the future.

Getting Started with AdWords

Adwords

When you’re looking for a way to spread the word about your business online, Google AdWords is one avenue to consider. Google’s advertising system places your ads on the search results page, on YouTube pages, overlaid on videos and in properties such as Google Maps. You already know that millions of people use the search engine and other Google services, so AdWords just makes sense. AdWords is even more appealing to business owners as Google has put into play a series of search engine updates that make it difficult for websites to naturally appear on the first page of the search results.

One of the perks of AdWords is being able to choose your budget, so you’ll never break the bank when you’re advertising your business. Plus, you’re only paying for actual clicks to your website, unlike pay-per-impression ads.

Most AdWords campaign starts with keyword research. What keywords are searchers using when that will bring them to your company? If you’re a plumber in New York, that’s a good start. However, it’s not the only possibility. People might be looking for someone to fix a broken water heater, repair frozen pipes, or install a new bathroom. Smart shoppers might be looking for insured and bonded plumbers, so there are plenty of keywords to consider. Long keyword phrases, known as long-tail keywords, often have higher payout because people with specific needs are ready to pay for them.

Ad copy is an important part of AdWords. You’ll be able to show a title, URL, and descriptive text in the ads that appear on the search results page. What you say is important! Obviously, your text should be relevant to the landing page where visitors wind up after clicking on your ad. Your add should show value to searchers, too. What do buyers get when they use your company? Same-day service? Free shipping? Professional insurance? Those things matter to consumers and will help in your ad copy. Furthermore, your ad copy should include a call to action such as “Buy now!”

You’ll also want to craft the perfect landing page, which will also include a call to action. If you’re trying to sell your plumbing services, then placing your phone number directly on the page or setting up a contact form allows users to get in touch with you. Make phone numbers clickable for mobile visitors, allowing them to call you directly from their phone. A Google AdWords management professional can provide you with other tips for your landing page.

Your very first campaign will be experimental, and that’s okay. Maybe you’re not sure how much you want to spend or haven’t yet perfect the perfect ad copy. However, if you find that Google AdWords is too much stress, you can ask for help. Google even recommends hiring a third-party Google AdWords management agency if you’re not comfortable with managing your own campaign. While this isn’t feasible for every company, your business might benefit by turning over the wheel to an experienced professional.
